Overview

A major social and affordable housing project is nearing completion in Geelong’s CBD, helping to address the region’s housing crisis as part of Homes Victoria’s $1.38 billion “Big Housing Build” initiative. Located at 23-25 Myers Street, this 11-storey development will deliver 117 much-needed apartments, contributing to the City of Greater Geelong’s efforts to increase the supply of social housing.

This project aligns with the City of Greater Geelong’s Social Housing Plan 2020 – 2041, which highlights the need for 13,500 new social housing dwellings by 2041. With an estimated 675 new homes required per year, developments like this play a crucial role in meeting long-term housing targets.

Originally proposed as a 13-storey mixed-use office and apartment building by Myers Development Pty Ltd, the project was later revised by SP19 Pty Ltd, led by Skye Elizabeth Pitard, to focus entirely on social and affordable housing. This change reflects a growing commitment to addressing housing affordability in Greater Geelong.

Quantum Traffic was engaged to provide Traffic Engineering Services, ensuring that the development integrates efficiently with the surrounding road network. Our role included:

Traffic Impact Assessment Report (TIAR) – A detailed analysis of the development’s traffic generation, access arrangements, and parking requirements to ensure minimal impact on the local transport network.
Swept Path Analysis – Assessing vehicle movements to optimise site access and functionality, ensuring safe and efficient entry and exit for residents and service vehicles.

Challenges/Solutions

As Geelong’s city centre continues to grow, integrating a high-density residential development within the existing urban transport framework required careful planning. The site’s central location and limited space for vehicle access meant that a detailed swept path analysis was essential to ensure safe and efficient movement for residents, service vehicles, and emergency responders.

Quantum Traffic’s Traffic Impact Assessment Report provided critical insights into traffic flow, access design, and parking demand, helping to ensure the project’s successful approval and seamless integration into the Geelong CBD.
